The Boulder market remains strong and is being driven by low inventory and high demand. As anticipated, we saw a bounce back after the Covid-19 shutdown in March and April, but there continues to be momentum as we head into the fall.
Looking closer at demand, total sales for 2020 stands at 1,247 which is 315 more homes sold than all of 2019. Meanwhile, there were just 316 active listings in September compared to 577 in September of 2019. That’s 45.2% fewer homes in 2020 which has created competition amongst buyers and reduced the average number of days to contract from 56 to 47 year-over-year.
Some good news for buyers? The average sales price of homes in September dipped slightly, about 7%, compared to the previous month of August. This may reflect more motivated sellers who want to get to the closing table before the winter chill sets in.
