As expected, activity across the Denver real estate market picked up post-holidays. In January, new listings, pending sales, and closed transactions all increased compared to December, as well as year-over-year. Still, it's taking longer to sell and inventory remains high.
In the detached, single-family segment, there were 2,972 new listings, which is a massive increase of 124.81% month-over-month. That number was also 29.11% higher compared to the prior year.
Looking at pending sales, homes that went under contract, that number jumped from 1,745 in December to 2,295 in January while remaining nearly flat year-over-year. Closed sales, primarily reflecting December's pending sales, decreased by 31.53% month-over-month (yet came in slightly higher YoY), showing that last month was a pretty quiet one for the Denver real estate market.
Despite this small burst of activity right out of the gate for 2025, Denver's median price for January came in at $638,000, an increase of just 0.47% month-over-month and 2.08% year-over-year.
Keep in mind that Denver's detached, median sale price has increased from $509,900 back in January 2021 to $638,000 in January 2025. That's a healthy, 25.12% increase in equity and a reminder that real estate remains a solid, long-term investment.
For now, new listings outnumber pending sales, and inventory remains high across Denver. January closed with 5,036 active listings still on the market compared to 4,636 at month's end for December. While that's only an 8.63% increase month-over-month, that figure was 50.96% higher year-over-year.
In addition, the pace remains slow, and average days on market increased to 60 last month. That’s an 11.11% increase compared to the prior month and a jump of 22.45% compared to January 2024. Between higher mortgage rates, winter weather keeping some folks at home, and a lot of inventory to sort through, buyers are moving slowly and deliberately.
As for attached properties, condos and townhomes, there were some similarities. New listings increased from 521 in December to 1,367 in January. That’s also higher than the prior year. Pending sales were up month-over-month and down slightly year-over-year, while across the board, days on market increased—remaining just past the two-month mark at 62 days
The outcome was a sluggish median price of $398,000 compared to $395,000 the prior year and 2,652 properties still active at the close of the month. With so many new listings, month-over-month inventory also increased by 17.76% in this segment—and came in 72.77% higher compared to the prior year.

Sellers in this market need to be serious and realistic about pricing. "Testing the market" by over-pricing is a risky proposition that leads to price reductions and a longer time on the market. Making your property stand out in a higher inventory environment takes preparation, flexibility and willingness to work towards a common goal.
