I recently went through a 1031 Exchange with realtor Heather Brooke. Working with Heather made the quick-paced process of a 1031 Exchange smooth and enjoyable. My relinquished property went under contract in 6 days! I then closed on my replacement property well under the 90-day 1031 Exchange deadline. Heather was a true partner, fine-tuning each detail encased in professionalism while meeting my needs as both seller and buyer. I was especially pleased with our work on the relinquished property because we had a few big things working against us. The Denver condo market was down, and many units were collecting dust for months. Also, the unit I was selling was basement-level. Yes, all windows overlooked the parking lot. "Kelly is an example of what's right in the real estate world. When I first began house hunting, as a first-time home buyer I had no clue what my expectations of a realtor should be. I got randomly matched with a realtor on Zillow and just overall had a bad experience. He dropped the ball on a few showings that were really promising but disappeared before he set up the showing. I was introduced to Kelly through a friend who recently bought with Kelly as her realtor. Boy I hadn't known what I was missing. Kelly sat down with me for an initial consult and truly listened to what I was wanting and needing. Any house I was interested in she would set up a showing and send me lots of extra information about the house and the neighborhood. You can tell she puts in a lot of work. Fast forward to now I'm under contract on an amazing house and the entire process has been very smooth. You can trust Kelly to be communicative with you and all other relevant parties. Janis was wonderful to work with. Buckle up because we have so much to say about how great she is! First, Janis has a sincere focus on getting to know your preferences. She was enthusiastic about going to a variety of showings with us, seeing and hearing our reactions, and using this information to better tailor our search. She was incredibly patient with us as we sometimes exhibited reactions that were inconsistent with our stated preferences, and she used her exceptional analytical abilities to guide us toward better understanding of what we were looking for. On one weekend when she was out of town but arranged for another realtor to show us a property, she emailed a summary of our preferences to the realtor which absolutely nailed it! In short, Janis both listens carefully and guides helpfully in developing understanding of what to look for. Second, Janis is incredibly patient and understanding. We were house-shopping with multiple kids, and she was great at interacting with them and us while we switched rapidly between parent mode and homebuyer mode. She also patiently entertained countless questions from us (this was our first home purchase), both in person and via emails and calls. Third, Janis finds ways to be super helpful. She understood that we were not particularly handy, and during the showings she took special care to examine and discuss things we would not have focused on, such as the structural systems of the house, and in one case, nearby city utility infrastructure that could have had adverse implications for living at the property. We were searching in an area where the housing stock was a bit dated, so Janis also helped us envision how things could look with certain updates/renovations. Even after we had closed on our house, Janis sent us helpful information on HVAC options since she knew those systems would need to be updated. She was great about making herself available for showings, and as noted above, she would proactively make arrangements for a substitute realtor if needed. Finally, Janis was a rock star and trusted advisor in the offer and closing process. For the first house that we got under contract, she contacted a number of renovation firms to get estimates to confirm that our planned offer and renovation could fit our financial situation. When the inspection on that house turned up some significant risks, Janis compassionately helped us think through our options, which led us to the unquestionably right decision to terminate the transaction. It was a difficult emotional moment but Janis was right there to support us every step of the way. When the house that we ultimately purchased came on the market, Janis helped us move swiftly to see it and make our interest known to the sellers before the weekend, and she reached an agreement with the sellers to give us a reply to our formal offer within a matter of hours. For both that house and the one that we previously had under contract, Janis kept us on track for hitting deadlines in the closing process, and she was great at pointing out any nuances and decision points in the contracting process. For example, the sellers of our purchased home needed to resolve an estate issue, and Janis used the objections process to keep them focused on resolving that issue so that we could close on the agreed date. In sum, Janis is fantastic in so many ways! We had a great experience with her and she has our strongest recommendation.

Janis Carey just finished assisting us with the purchase of a new home in Denver, where the real estate market is red-hot and where sellers have great leverage. Janis, however, was superb when it came to helping us find and move through the process of purchasing a home that we love. This was the third time that my wife and I have purchased a home, and Janis was heads and shoulders above any other realtor we have ever worked with. Her negotiating skills are tremendous. At one point we almost lost the home that we wanted because of a competing offer. Without needing to increase our offer price, Janis was able to convince the sellers that we were the preferable buyers even though our competition was highly credible and was offering cash. Janis has deep knowledge of the Denver real estate market as well as a detailed and nuanced understanding of the entire process of purchasing a home. Invariably respectful and even keel, she provided context when we needed to weigh options at critical points. She is flexible when she needs to be, and firm when it matters. For example, when asking the sellers to respond to inspection items, Janis artfully phrased the requests and highlighted only what was most important. At sensitive junctures she kept the process moving smoothly. She pays close attention to detail and is an excellent communicator. I have a very busy job as a medical director and my wife was traveling during a lot of the time when we needed to take care of myriad details. Janis kept both of us, and all of the other relevant parties, in the loop. Nothing slipped. She engaged us appropriately and efficiently from a distance and when we had little extra time to spare. I cannot recommend Janis more highly.

Buying a house in Denver can be a real challenge, because there are so few houses available. I decided to buy a new build home. Janis got me to the sales office within minutes of a new release, and there were already six homes sold. Since she had a good relationship with the builder, we were still able to get the home I wanted. It was like magic! And, then the real work began.

Janis was on top of the building process, and she tracked the minutest details. She handled the design process with practiced skill, and I have a beautifully appointed home as a result. She was able to help me make all the design center decisions in a few hours.

When it came to the construction schedule, she helped me understand the trade offs, especially regarding some faulty parts that had to be remediated. Her knowledge of contracts was essential to go through the extra paperwork with regard to the remediation. During the construction walkthroughs, she saw problems I never would have seen and made sure they were fixed. I had no idea there would be so many little things to watch out for.

If I had to sum up Janis’s service in one sentence it would be: she’s extremely competent, and she cares about my home as much as I do.
